CMA sent out an email today regarding a vote to approve the painting project for our community. The association is asking for a yes vote to approve a $3000 one time assessment so that the painting project can start this year. Doing so will allow us to realize significant discounts in 2025.
Dear Homeowner:
At the owners’ meeting held on August 5, 2025, the Board presented an overview of the Reserve Study that was conducted for the association early this year. As part of that discussion, a plan was presented by the Reserve Committee to address the study recommendation for an overdue maintenance project involving exterior painting to be done within the community.
Because we do not have the funds to cover this expense, a special assessment is being sought to cover the cost of the project — while enabling the association
to maintain and continue to build our ongoing reserve balance over time.
The Association Board sought bids for the job and after due consideration, made the determination that CertaPro provided the best cost proposal. Based on the proposed cost of the project, it was decided at the meeting to seek owner approval of a special assessment in the amount of $3,000, which will provide the funds needed for the project.
In order to proceed with the proposed special assessment, we will need the consent of at least 80% of those holding voting power, pursuant to Section 6(k) of our indentures.
Please reply to this email with your name, street address and your vote, approved or not approved, by August 22, 2025. By replying to this email with your vote you are agreeing that this fulfills the requirement for written and signed consent.
Once approved, CMA will provide payment instructions. Payments will be due 30 days after the payment instruction letter is issued.
